This project involved designing a new medium-density residential Master Plan for a strategically located remnant of surplus land in one of Melbourne’s inner ring suburbs. The design proposal started with a rigorous examination of the site constraints and its geometries. The topography and linear orientation of the site lent it to a tri-partite development approach where 3 distinct development opportunities could be staged without disrupting the amenity of any previously completed stage.
The mix of residential product included apartments in a medium-rise building on a significant gateway corner, a linear low-rise apartment building in a garden setting and a series of duplex ‘paired’ town-houses yielding a rich mix of residential product to suit a broad sector of Melbourne’s inner-ring urban residential owner and investor market.
Key features of the design include every bedroom of every apartment having perimeter frontage allowing access to natural light and view. ‘View-catcher’ balconies and terraces where multiple views for multiple orientations are possible are an innovation unique to this project.
